Step 1. Visit our web site or phone us directly to discuss any particular property or detail.

Step 2. Prepare your financial arrangements beforehand. Be ready to act fast as properties are sold quickly and prices are subject of constant increase.

Step 3. We organize a 3-5 days inspection trip to view properties matching your requirements. By our average inspection trip last only two days with a purchase and happy customer. Successful rate is 100%.

Step 4. You can reserve the desired property by signing preliminary contract of sale and place a deposit, so you can take the property off the market for a period of time.
At that time you have a freedom of choice to use one of our recommended solicitors (Advocate or Notary - based in Bulgaria) or use your own legal advisor, now is time to act.

Step 5. Time to agree purchase price, commissions, administration fees and costs.
If is already built, we do the standard checks on the property: Title Documents, Licenses and Permissions, Debts on Title, Terms of Contract using an experienced Bulgarian solicitor.
N. B. Please pay attention to the fact that the final Notary Act is not signed until the building is completed in the case off plan developments.

Step 6. You transfer funds to your new Bulgarian bank account so funds are available.

Step 7. Sign the Notary Act (Contract of purchase) in front of a Bulgarian Notary.

Step 8. You become the rightful owner of your Bulgarian Property. Time for the champaine. CHEERS

Important notice: All foreign buyers purchasing real estate property must be aware that in Bulgaria there are such terms as "tax estimation price" and "purchase price". The "tax estimation price" (similar to "ratable value" in UK) is for the purposes of real estate taxation and is much lower than the actual selling (purchase) price. Most of the Bulgarian propety owners (vendors) wish that the "tax estimation price" (ratable   value) is written in the title deed and not the selling (asking) price which the buyers are paying, so due to this practice there might be discrepancies between the price you are paying and the price written in the title deed. This is because of various reasons and we can not be responisble for it. Even if the the property buyer wishes that the purchasing price is written in the property title deed we can not guarantee that this will be accepted by the vendor.
